NEW YORK, NY – September 3rd, 2026 – Investment Property Realty Group (IPRG), a leading New York-based commercial investment firm, has successfully closed the sale of 1384-1386 Clinton Avenue, two multi-family properties located in the Morrisania section of the Bronx, for $1,700,000.
The transaction was negotiated by Jared Friedman and David Roman who represented the buyer.
The properties comprise two adjacent two-family buildings totaling approximately 3,692 square feet. The four fully renovated apartments include two three-bedroom units and two four-bedroom units.
IPRG identified the properties while they were being marketed for sale and recognized the ownership as a previous client for whom the firm had successfully completed another transaction. Rather than pursuing a broad marketing process, the team took a highly targeted approach, identifying a buyer it believed would place a premium on the properties.
That strategy resulted in a direct introduction to the buyer, who ultimately agreed to pay above competing offers to secure the properties. The transaction closed for $1.7 million, or approximately $460 per square foot and $425,000 per unit.
